BALTIMORE (January 8, 2002) B The Maryland State Lottery Agency headquarters will become the second State tenant at the Montgomery Park Business Center B the site of the former Montgomery Ward building in Southwest Baltimore. Negotiated by the Maryland Department of General Services' (DGS) Office of Real Estate, the Lottery will occupy 72,271 square feet of office and storage space.
Approved on December 19, 2001 by the Board of Public Works, the Lottery lease is for 10 years at an annual rent of $924,108. The lease with Montgomery Park, LLC guarantees the State will pay no more than 98 cents per net usable square foot for energy consumption. The lease calls for the Lottery's 175 employees to move this fall from their current location in Reisterstown Road Plaza to what the developer plans as one of the region's largest office and high-technology employment centers.
The Lottery's new headquarters incorporates green office/green building criteria which provides environmentally smart, cost-effective space,@ said DGS Secretary Peta N. Richkus, who chairs the Maryland Green Buildings Council. A This project is an excellent example of Governor Glendening's Smart Growth and neighborhood revitalization initiatives. By reinvesting in an existing community and using an older building, we are taking advantage of the amenities, services and infrastructure that already exist.@
In addition to providing a stable and proven workforce, the Lottery's employees will mean increased business for nearby eateries, stores and shops. This relocation B along with that of the Maryland Department of the Environment's (MDE) headquarters B will become a catalyst for economic expansion in the Washington Boulevard area, A Richkus added.
MDE will lease 262,300 square-feet when it moves this spring from its current Point Breeze Business Center location. The MDE headquarters operation, with more than 900 employees, has been located at 2500 Broening Highway since 1988.
Montgomery Park features extensive use of green building techniques including recycled materials, a state-of-the-art energy management monitoring system, reduced wattage efficient lighting incorporating occupancy light level sensors, and water conservation systems. Located at 1800 Washington Boulevard, the Montgomery Park Business Center is within an Enterprise Zone, an Empowerment Zone, and a Revitalization Area of Baltimore City with front door services by three bus lines and easy access to Interstate 95, Interstate 295 and Route 1.
